With any development like this, an extensive Environmental Impact Assessment (EIA) is conducted to ensure that impacts are within environmentally acceptable levels.

Since the receiving feedback from the council, the EIA has progressed. Some aspects have required surveys, all of which have considered the existing situation and how the proposed development will affect the environment.  Where necessary, mitigation measures will be proposed.  The report of the EIA’s findings, an Environmental Statement will be submitted with the planning application, that includes:

  • Landscape and visual impact
  • Transport
  • Waste
  • Air Quality
  • Noise
  • Heritage and archaeology
  • Lighting
  • Land quality
  • Flood risk and drainage
  • Cumulative assessment
